I've just finished "The Real Book of Real Estate" "Real Experts, Real Stories, Real Life"

This is the book that I needed to help me gain a fuller understanding of the Real Estate investing business.

I'm very interested in getting a fast track into real estate & have found a deal with 12 houses that have been refabbed & rented with monthly income in the thousands...

This is an exciting challenge for me & I've never been in real estate before or managed rental properties...

I need more info on finding the funding for the 12 homes ($350,000) with an ugly personal credit history... It's better now, but a stretch... and no savings for a down payment...

So as my first post to the forum I thought that I would take a leap & ask:
With the pro forma promising 8k plus 250k in equity & a purchase price of 350k...
where do I start?
