What are Your Problems in Real Estate Investing?
Every Real Estate investor has multiple problems while starting, related to tenants, rentals,  broker selections, agreements and way more.
I'm here to make those problems mine and help you how to make the right decisions.
ANY PROBLEM REGARDING ANYTHING IN REAL ESTATE IS WELCOME

Hi, problems are getting financing. Banks want 2 years tax returns that show agi to carry the loan. I have really good credit but don't have enough income to qualify for a bank loan. It's a different situation than before 2008 when Countrywide would have given me any type of mortgage.

Hi Mark! Appreciate ur response.
Is your AGI  too low because of write offs or is it really too low. Most banks nowadays are very careful to only lend to those that legitimately can afford the loan.

If you are serious about buying  properties I would recommend private funding. There are many lenders out there that can help,

I would want to know first  what  is  your strategy  for funding and exiting, Depending on your goals  will determine what type of a funding strategy you should pursue.

  My problem is in getting started---I have bad credit so getting a loan would probably be unlikely, but my biggest problem is in just getting started. It would  be really nice to be able to follow someone around through the process(contracts and such) of wholesaling, lease option, etc. I have taken a couple of basic classes and read the basic books, so I have knowledge but application is not happening.

Beginning in real estate with a bad credit  is difficult for many investors, but with creative financing you can reduce the hurdles

Whenever you start investing you've to note down two important things on paper: Funding Strategy and Exit Strategy, if you step into real estate without a plan, you'll face a lot of problems during decision making.

I've beed reading business and investment books for over 2 years, but after 1 year i felt that the only way this knowledge can be applied is through lots of networking. " IF YOU DONT ASK, THEY WONT TELL", start networking with property mgmt companies, brokers, private lenders, get in touch with the market conditions, areas of growth and paperworks involved.

I would love to help you with the contracts and leasing options, unfortunately since i'm in india i dont have much idea about US real estate laws, but there's a forum just for real estate investors www.biggerpockets.com where you can find many mentors and investor groups, if you haven't joined it yet, kindly join and increase your network!!

Thank you for the information about this web site. I enrolled and discovered much useful information about real estate. I will suggest this site to my friends and co-workers. Now the nonly think left to to is become more educated about the operastions of renting out houses and form a plan and goal.

Hello sakti, I am sonu from chandigarh.I  have been  working  as computer engineer after my degree. But in this year I have collected amount 3100000 after giving to my family and I have been looking residential apartment in zirakpur chandigarh which very developing place as i found. I have found apartment for Rs.2900000. which is 2300 per sq feet. I found a deal as good. But when I consult a CHARTER ACCOUNTANT he sugested me dont buy with all cash , instead atleast do 40% downpayment and rest apply home loan from bank. because income tax problem as he said. If i buy in loan then I can have tax reduced. if u do cash u have to pay heavy tax around 30% since I m earning 2-300000 per month which exceeds 1000000 per year. but the problem is I can buy 1 apartment but monthly apartment rent would be 10000-12000 max, certainly if I apply for loan they gonna charge me 10.75% per annum. Off course I am planing to buy another apartment too in very short period may be 3-4 months if I go through loan process because if I apply loan I can have another down payment amount saved in my total. What should I do to have a cash flow. Thank you  shakti

Hi,

If you are in India, then I need your support for positive cash flow thru RE investing. I wonder whether it is possible over there since rental yield on commercial property is 8-9% while mortgage rates exceeds 12%.

I am from the uk and 21years old and through my business i have managed to save £7500 which is approx $11500..

My plan is to invest in my first property for rental income or to flip for a profit.
My problem is that because i am self employed i am struggling to get a mortgage for the remaining money to get my plan into action!

Any help appreciated
