To all my beloved comrades, Those Washington people were whining (just kidding) about not having any investor to do deals with, so I answered their request. Since most won't look on that page, I'll post it here for all to see. (Man, does this mean I'm owed a lot of Milk Shakes, or what?) You'll want to print this out and use it. (I can't believe I'm giving a page out of my "Secrets to my Success" manual). OK here we go. What we are covering in this section, is how to find all the local Private Real Estate Investors in your area, so you can get loans from them to do deals, or to be partners on a deal you have. There are many ways to connect with people with money. Ask Realtors. Almost every Realtor will know at least 1 private Investor. Mortgage Brokers. Many know Private Investors as well, for hard money loans. Ask around for Hard Money Lenders. See what they charge. Look in the Newspaper for Lenders. Go to every Real Estate Investment Club and get to know everyone. Ask Escrow Officers/Title Officers. They know who does deals all the time and who has capital. Look on the Internet. Included in this section are all ones I could find in your area, with just a quick search. If you searched many different ways, you might come up with quite a list. Now, I saved the best for last, create you own. You can have a list of every investor in your County? Would you like a guaranteed way to locate each one, where no one can hide from your knowledge and experience. Would you like their names and addresses? Here is how to do this. Go to your Recorder's Office, OK? Option #1 Ask, How do I look-up “Assignments” of Deeds for the last month? OK? Now that the list is showing up, How do I get an address off of the document? Option #2: Trust Deed (Deed of Trust and Mortgages) Searches: Ask, How do I look-up “Trust Deed/Deed of Trust” for the last month? How do I get their Address off the document? Through these two processes you will find all the private money in your County. Now when you start to look them up, you'll obviously see normal lenders transferring notes (ie GMAC to Bank of America, Countrywide to Citibank, etc.) YOU DON'T WANT THESE. Keep searching and you'll find: John Jensen to David Smith I buy ugly houses to my real assets llc Lesgee family trust to Marcos Florida Investments Are we getting the picture here? We search for all the "not big bank" names. These are your local investors. Go try it for 20 minutes, scan through the names, you'll have 5 to 10 names in that time, and then you'll say, Wow. Here is everyone. Here is every investor I'll ever need. All I have to do is invest the time to pull all the names & address's. Heaven help me if I researched the past 2 - 3 years, I'd create a list of 500 to 1000 to 4000 names of Private Investor in some cities. cuz, Great advice. I wasn't going to get into the "what do I do with an Investor now that I have one" until I'd heard some actually had some to work with and wanted to know what to do. Ok, I've got a big long list of potential people who may be buying property. How do I go about asking these people if they're willing to put up all the money with potentially no return. Hopefully we will get a nice return on his investment but it's not a sure thing. Are we looking for someone already knowledgable? First you have to explain to them that you buy junior liens for a discount and try to resell the property. BUT, if we can't sell it then here's the other alternatives of which I can't tell you which one will be the avenue we take. Most of which will cost you more money into the deal. Are these guys used to this kind of position? Another concern is do I really want to educate the whole town on what I do in looking for my partner? And for those of you who like me have not got it all figured out yet here's something to consider. If you've got the money to buy the 2nd you can probably get a hardmoney loan to pay off the 1st. If the numbers were right and your intent was to buy rather than flip you could still get a hardmoney loan. I just want to flip'm. Still looking for ways to do this without my own money and haven't heard anything better than partners and hardmoney. Anyone here have any other ideas or is that our options for doing these kind of deals. lwblock
