As someone that is just starting to jump into all of this I must say...thank you. I have found this entire thread to be extremely thought inducing. I have been reading and reading eveything I am able to get my hands on. For some reason I feel frozen and unable to take the next step. I will continue to keep reading and educating myself in anticipation of taking that step. Thank you again. Tracey

Thanks Marcos for compiling all this info and thanks to all the others for authoring it. Just one word of advice to all. Before getting your RE license contemplate your reasonings. Along with a RE license comes disclosure. The simple fact that you have your license can scare potential sellers away. Just an idea!

Hello, Marcos I must thank you, for your information it has been an eye opener and I have been watching your threads your real educational the information. I will give you some history of my own, you can tell me if I am track? I own my house and a couple of years, I invested in rental properties which I managed. It was hard for me to ask for rent. I also finding help to fix plumbing was a challenge. They were hard to keep rented and the one' s that rented did not want to pay rent. I was barely making payment much less a profit. I ended up returning them back to the seller. What I learned in that was I won' t buy a property that has the utility together in there rent. because they only have one light meter and gas meter. I recently closed my Translating Business, was good but, like robert says S' s don' t get bigger because they don' t trust any one. I have to admit I didn' t but most of my work I created the forms from my own head and I was afriad to get them copied. I have found useful the book 1 ASSET. very useful. I have a plan for another business but I am trying to organize it. for know it is just floating in my head. This is a new year and I am starting again in real estate. But this time I recently bought a owner finance house, to rehab which I live in my other house I am renting it. I went back to work in a company which I deal with sales. So its ok for know but after not working in a company for 2 years. I am not very happy to be here. But I have started looking for properties to flip on wholesale and investments. I would like to have some advise on negociations I believe I can do it I just not sure...[&:] if you can recommend something I would apprieciate it. Thank you.[;)]

Marcos, I tried to access your post regarding the Carleton Sheets course and received the following message, " A license error has been thrown" and could not find it when I did a search of the forums. I take it that you do not have a high opinion of the course. One of the reasons I came to this site is because I just signed up for personal coaching with Carleton Sheets but am still within my time frame to cancel and was thinking of doing just that. I can read many, many books and network with others for much less than $2400 dollars. After I educate myself some more if I feel Carleton Coaching is a good investment, I can do so then. I welcome yours and other' s insight to this topic.

Okay, I tried to post a reply but do not think it took so I' ll try again. Marcos, I tried to acces your post on Carelton Sheets and received the following error message: " A License Exception has been thrown" so I typed in Carleton Sheets as a search term for all forums and still could not find it. I assume you do not have a high opinion of Carleton' s course. One of the reasons I came to this forum is because I just signed up for Carelton' s Coaching sessions but am still within the time frame to cancel and was thinking of doing just that. For $2400 I can read many, many books and network with others. Once my knowledge quotient is higher, if I still want to invest in it I can do so then. I welcome yours and other' s insights to this topic. Thanks and I look forward to all replies.

Is there any cost to get into a contract. Also how can you cancel the contract if you do not find anyone to take it over.
